  1. One of the most important things is to get a project manager or a general contractor before you plan. There are a lot of good resources out there for a project like this.

  2. Budgeting is certainly key, but the willpower to stick to a budget is important too. It is easy to get carried away once you start shopping but if you have the attitude that if you upgrade one thing you need to pick something else to downgrade or leave out. At least then the good emotions of the upgrade are balanced by the emotions of the downgrade.

    Material choice is important as you say too. Cheaper is always the best way to make your budget work.
